Reasons To Rent
There are circumstances when renting can be a more attractive housing option than ownership, and such a view is being voiced more and more frequently by Americans. As our culture’s ideal shifts from the traditional “American Dream” to a more customized and personal experience, many are finding that renting is the most appropriate lifestyle option. Why?
Flexibility
Let’s face it, we live in a different society than the one our parents did. How many people do you know who look forward to graduating in order to find a job with a company where they will work until retirement? According to the Bureau of Labor Statistics, the average American changes jobs an average of nine times before the age of 34. Not being tied to a thirty-year mortgage certainly opens up the options for career/lifestyle changers. Furthermore, a study at the University of Chicago reports that Households will move further away from the family-structure model of a stay-at-home mother, working father, and children. Change is the only constant, and renting meets the needs of a changing culture better than owning a home.
Less Risk
In a period of economic uncertainty such as the one we live in, the motivation to rent is stronger, and for some, the obvious choice. Renting is a more undemanding and less risky financial transaction than owning. The costs of selling a home are considerable, and the risk of unforeseen moves greatly increases owners’ costs.
Lower Costs
The costs of renting a home are generally less than the monthly expenses of owning the same home. Aside from the obvious appeal, consider the following benefits:
•Renting can relieve the pressure to earn a large income or require more than one income.
•Renting can free up “down payment” savings for other investments in different areas. In fact, when invested properly, these savings (by renting) can make it possible to meet several other financial goals.
Free Time
With Americans facing the ever-increasing struggle between work and life activities, there is an appeal for freedom from homeowner related responsibilities. With relatively limited free time and greater accessibility to leisure pursuits, many opt for playing - not working on the house. Some have time for both, but when forced to make a choice, many are choosing to spend more time living their lives and less time repairing and maintaining properties.
Simplify
Simplify your life, simplify our world. Consume less. As John O. Andersen states in his Case for Renting, “Basically, we do not have anywhere to put the stuff.” He supposes that if his family had more space, they’d buy more stuff to fill it. His theory is that home ownership is conducive to accumulation of material items and consumerism. It makes sense to add the interesting point that apartment communities use land more efficiently and help prevent sprawl. Not to mention the accommodation of overpopulated communities.
Renting offers specific benefits to people who are in transition periods such as changing careers or going back to school. It also offers specific benefits to those who have time-consuming hobbies or major interests outside of the real of the “homeowner-related activities.” Most importantly, renting offers the broader advantages of flexibility, less financial risk, savings, more free time, simplification, and most importantly - a sense of freedom.
Budgeting and Expenses
Whether it’s for the long term or just temporary, you’ve made the decision to rent. The first step is to get your financial house in order. Evaluate your income and spending priorities to determine what percentage of your monthly income will be spent on housing. This will indicate a price range for you so you’ll know where to look when you begin apartment hunting. It is important to set up your budget and establish good spending habits before you start the moving process. You will need to save at least three month’s rent in order to pay your total move-in cost, which will include your first month’s rent, deposit, and so on. It’s not a bad idea to save an additional month’s rent so you have something to fall back on if you go over your budget one month.
How much apartment can I afford?
You want what every apartment renter wants: the most comfortable surroundings you can get for the lowest possible monthly rent. Some of today’s newly constructed apartment communities have taken luxury to an entirely new level. Some complexes have gas fireplaces, TV monitors by the front door, drive-through mail service, and office equipment for their tenants, among other creature comforts.
•Priorities: Every renter has to consider the importance of amenities like these and others. Are they important enough to you to merit a rent increase of perhaps $200 more than the rent you would pay at a more modest complex? While some of us consider an apartment as just a place to hang one’s hat, others place a premium on home surroundings. Perhaps location is the key for you; rentals in prime locations can also be more costly. Set your priorities to determine whether you want to spend more of your hard-earned dollar living in comfort, luxury and convenience, or whether you’d rather save it for other pursuits.
•Earnings: One of the key factors of how much rent you can afford has to do with your monthly income. One suggestion, provided by Metropolitan Life Insurance Company, is to spend no more than 25 percent of your monthly gross income on your rent. For example, if your annual salary is $30,000 per year, or $2,500 per month, you shouldn’t plan to spend more than $625 per month on rent. It is important to remember that the extra money you allocate for rent in a slightly more upscale complex means less money for your other expenses - utilities, loan payments, entertainment, food, and most important, savings.
Ann Salary Monthly Affordable Rent Splurge on Rent
$20,000 $1667 $417 $500
$40,000 $3333 $833 $1000
$60,000 $5000 $1250 $1500
Moving Expenses
First-time apartment renters share one thing in common: surprise at just how many hidden expenses they encounter. Even veteran renters can be caught off guard by the costs associated with moving. In order to be well-prepared and financially ready for your move, review this brief run down of some of the moving costs you may come across:
•Application and Credit Check Fees - These can range from $10 to $35. To check your credit before your landlord does, refer to our credit report section.
•Total Move-in Cost - This is what you’ll pay to your new landlord. The expense generally includes first month’s rent, Security Deposit, Pet Deposit, other deposits, and sometimes last month’s rent. Refer to the Lease Section for more on how to determine the total move-in cost.
•Moving and Truck Rental - How will you move your household items? Will you hire professional movers, move yourself, or something in between? You can estimate your expenses and even set up a move using a mover or rental truck by visiting our moving section.
•Moving Supplies - Consider that you will need items such as moving boxes, crates, packing tape, packing supplies, moving blankets, and so on to protect your things during their transport. Moving supplies and boxes are available at a discount through ApartmentStores.com.
•Long Distance Moves - There’s a whole different set of costs associated with these types of moves. Consider storage costs, vehicle shipping costs, gas mileage, lodging costs for members of the household and so on. You can get an estimate for a long distance move, for storage or explore other moving solutions by visiting our moving section.
•Utilities - Your rent will often include sewer, water, trash, and pest control. Gas and electricity are almost always paid separately by the tenant. Don’t forget about telephone, cable and high speed internet charges.
How do I continue to be able to afford my apartment?
Once you’ve moved in, you should continue to follow your budget. If you feel you need to save even more money, there are other ways to cut back. Consider spending less on food, transportation, and entertainment. This doesn’t mean you have to starve while you sit at home doing nothing, but there are easy ways to save money. Consider the following options:
•Pay yourself first: request regular paycheck deductions to go directly into your savings account.
•Find out where it goes: keep a money diary for a few days and look for opportunities to cut back.
•Read your supermarket’s sales flyer to determine which buys will allow you to save the most.
•Pack a lunch instead of eating out every day.
•Look for free events and activities in your area to substitute more costly forms of entertainment.
Apartment Hunting
You’ve decided that renting’s for you, you want to move, you’ve created a budget and saved enough money to cover your basic moving expenses. Now you’re ready to move on to the search. This is where many people get frustrated, stressed-out and discouraged. With ApartmentStores.com’s top ten Apartment Hunting tips, your search can be more organized and less stressed.
1. Make a shopping list. Are you looking for hardwood floors, dishwasher, washer/dryer, fireplace etc.? You may not find everything but it doesn’t hurt to set priorities. Keep in mind factors such as neighborhood/location and your price range.
2. Be prepared. Give yourself the edge over the next renter by familiarizing yourself with the documents/information Landlords request and having these with you. Landlords will be impressed by your organization and preparedness. You may also save yourself the application/credit check fee. Collect the following information to present to landlords/leasing agents:
- Credit check.
- Resume.
- Pay stubs/tax returns.
3. Get Excited! Get yourself ready for action. You will be making dozens of phone calls and leaving many messages. You should keep a log of these communications to stay organized. If your messages aren’t returned the next day, you should call again. You should be persistent, but friendly and respectful. Remember to stay focused and positive.
4. Cover your bases. Many landlords will want to verify your references. Phone ahead to alert possible references, including your former landlord, that they may receive a call.
5. Dress for Success. Dress and groom as though you are going to a job interview. In many respects it is the same. Landlords of really good units usually have their pick of several applicants. They are looking for:
• Someone both able and responsible enough to pay rent on time.
• People who will treat them and their property with care and respect.
• Quiet tenants who will not be disturbing to other tenant or neighbors.
6. Stick to Daylight. Try to see the units in the daytime. You’ll want to know how much natural light an apartment gets. It’s helpful to see what shape the place is in and whether more work is needed to make it habitable.
7. Be Thorough. Do a careful walk-through of any unit you’re seriously considering. The best time to ask about repairs and improvements is before you commit. Attach a list of any damage to the lease and have it initialed by your landlord so you’re not held responsible later. Make sure to ask questions:
•How’s the water pressure?
•How many electrical outlets and where are they placed?
•How big is the water heater?
•Is there enough closet space or will you need extra storage?
8. Meet Your Neighbors. Will you live above or below someone; do you share walls? Knock on doors and introduce yourself. Find out if neighbors are friendly, how they feel about noise and what they like about the neighborhood.
9. Does it Measure Up? Take measurements of your larger furnishings, and take along a tape measure when you go view apartments. Take measurements to see how your things will fit…or what things you’ll need to get rid of and then buy.
10. Visit Many Places. Try to view as many available rentals as possible, so you’ll have a good idea of how much apartment your money buys. Make sure to compare your options closely, and be prepared to act quickly when you find something you like. It’s helpful to carry your checkbook with you, so you can be ready to offer a deposit.

Smart homeowners know that even though money is tight these days, it’s still worth investing in your home.
And there’s no time like the present to do it.
Ideas and offers will be found in abundance at the upcoming Monterey County Home Show, back after a year’s hiatus and under new management. The home show is now being presented by Simply Clear Marketing, which presents home shows around California.
The Monterey County Home Show will welcome visitors on Saturday and Sunday, April 18-19, at the Monterey County Fairgrounds in Monterey, California. Admission is free during the two-day event, where visitors will find more than 100 home and garden professionals exhibiting their wares and providing vital information on how to make your home look its best.
Although Simply Clear Marketing is based in San Luis Obispo, California, co-owner Heather Osgood said at least 90 percent of the businesses exhibiting at the Monterey home show are based in Monterey County.
“That’s important, especially when you’re talking about home improvement,” she said, especially for homeowners who prefer dealing with local companies.
The show will feature quality exhibitors offering everything from furniture to solar energy systems. During the day, visitors can enjoy live music and food while wandering among the displays.
The show is an ideal opportunity to see many different kinds of products for the home, all in one location — sort of a one-stop shopping experience for home improvement.
“Most people come to the show to get ideas,” said Cliff Fasnacht, president of Pacific Purification, a company in Prunedale, California, that installs water filtration systems. “There’s not an expectation to buy anything — they’re coming and looking.”
Pacific Purification will be just one of the local businesses seeking to make a personal connection with homeowners seeking those interesting home ideas.
It’s also an opportunity for businesses to inform customers, particularly in technical areas, according to Rolf Ridge, who works in sales and education for Applied Solar Energy of Pacific Grove, California.
“A lot of people still don’t understand the process or the implications of solar energy,” said Ridge, who will be at the Home Show all day on Sunday, April 19. “Some people still think you only have power when the sun is out.”
Ridge and others with the company will display solar panels and explain how energy captured from the sun can be used for homeowners’ benefit. Many changes have taken place in solar energy systems in the past few decades, and Applied Solar Energy staff will be happy to explain the latest and greatest of the advances.
Because of recent changes in federal tax law, and burgeoning interest in any kind of environmentally friendly technology, solar systems for the home are a hot topic.
Homeowners who install a solar system this year can get a federal tax credit of up to 30 percent of the cost, which Ridge said can total as much as $10,000.
However, he notes, homeowners should inform themselves before deciding to purchase: “It’s not an impulse buy.”
The environment and money-saving ideas will be emphasized at this year’s Home Show, Osgood said. Many exhibitors will have suggestions on how to economize in home improvement, and will also have pertinent advice for do-it-yourselfers.
A partial list of exhibitors can be found at the Home Show’s Web site, www.montereycountyhomeshow.com.
Everything from blinds to custom sheds to mattresses to hot tubs will be on display in the Monterey and Salinas rooms of the Monterey Fairgrounds, as well as in the outdoor area between the rooms.
“There will be a good mix of businesses,” promises Osgood.
Among the products that will be found there are those that allow homeowners to reuse or repair outdated and damaged components in the home. Contractors will also be on hand to discuss potential projects with homeowners.
The slowdown in the economy can actually work to homeowners’ advantage, if they can afford to have home improvements done now. Many contractors and suppliers are not as busy as in most years, and work can be completed much more quickly and at better prices.
Seeing what’s new and exciting is also a draw. For instance, Pacific Purification will show advances in water softener systems and have state-of-the-art reverse osmosis components on display. The company will also offer free water analysis to interested homeowners.
“Water quality is a big concern locally and across the nation,” said Fasnacht, pointing to recent news stories about contaminents in groundwater. “This (exhibiting at the show) allows us to interact with homeowners.”

With the rising popularity of financial gurus like Dave Ramsey and Suze Orman, and the downturn in the economy, many people are reevaluating their finances. Before you cut up your credit cards, take a look at these pros and cons of having a credit card.
Having a debit card with a Visa or Mastercard logo means that the card can be run as a credit card, but still pulls money directly out of your checking account. When shopping online, it’s practically a necessity at most websites to at least have a card with a Visa or Mastercard number to purchase anything.
Credit cards are, of course, helpful in establishing and maintaining a credit history. This will help you in the future when securing a car loan or a mortgage.
If you do a lot of traveling, many hotels will not accept debit cards for in-room charges, or will put a hold on a large amount of money as “security” during your stay if you use a debit card. There are some car rental companies that refuse to rent out vehicles without a credit card.
Some credit card companies also offer automatic insurance on rental cars, so that travelers will not have to pay extra for additional insurance. Your credit card may also offer additional insurance perks for travel.
It’s easier to dispute a charge with a credit card. Your entire bank account will not be at risk if you need to dispute a charge. With a credit card, you simply call your credit card company, explain the situation, provide any documentation, and most will not allow that particular charge to gain interest until the dispute is settled.
Many people keep a credit card on hand simply for extreme emergency purposes. If you plan to do this, and don’t have strong willpower, you should keep the credit card in a safe place, such as an in-home safe, or even in your freezer!
If you pay your balance in full every month, a credit card with bonuses such as cash back, frequent flier miles, or points that can be redeemed for gift certificates or merchandise can be a way of getting “free” money for spending money that you were going to spend anyway. A recent study showed that almost half of Americans carry a balance on their credit cards. If you have a 0% finance rate, that isn’t a problem, but most cards only allow a 0% rate as an introductory offer.
Annual fees are also a con to using credit cards. Try to find a card that does not have an annual fee, or try calling your credit card company to waive the annual fee. Many companies will waive the fee if your account is in good standing.
In the end, a credit card is not necessary, but it does make certain things easier.

I found this and other funny pick up lines at this cheesy chat up lines site. I think its a new site as it looks like it hasn’t been completely finished yet. Have you tried this one:
“I know I’m not a grocery item but I can tell when you’re checking me out.”
I’ve often wondered if pick up lines really work? If you are the ugliest man in the bar then any fancy pick up line isn’t going help you to seduce ladies. Well at least most of the pick up lines are pretty amusing.
First of all, you’re going to need to send out invitations. In many Asian cultures, small red envelopes are a sign of luck so make sure to mail your invites in these. Consider making your own invitations. An appropriate phrase to put on the front or at the top would be “Do you feel lucky?” Pennies found heads up are another sign of luck. Put a lucky penny in the envelope with each invitation.
Ask the guest to bring some lucky coins of their own. Get two piggy banks and place one on each side of the door. Make a sign telling them that the money in one pig will go to charity and the other will be a prize for the game. Later in the night, count the money in the pigs and give the one with more to charity.
A simple game to play involves a deck of cards. As guests get their drinks, hand each one a playing card face down to use as a coaster. Remind them that they must keep it face down. The guest that has the highest value card at the end of the night wins a prize.
For another fun game, have your guests pair up and give them each a penny. Let each person have 5 flips and chances to guess. The winner is whichever guest guesses heads or tails correctly the most times. Pair up all the winners and continue the game until you have one winner. They get the other pig full of change.
If your guests are more interested in getting lucky than being lucky, try a game that will get people to mingle. Collect a list of items that people consider to be lucky and have guests ask one another why the object is lucky. If they don’t know, encourage them to make up the best reason they can think of. Some items that are considered lucky are horse shoes, lockets, acorns, three keys together, scarab beetles, 4 leaf clovers, rabbits feet, and feathers.
Serve foods that are thought to bring good luck like dumplings, longevity noodles, black-eyed peas, whole fish, lentils, cornbread and cabbage.
Keep your party’s décor Asian themed with lots of red and gold. Lucky bamboo would make great decorations or centerpieces.

The words unsecured and low rate wont usually be used to describe the same loan. Usually in giving an unsecured loan a lender is taking a greater risk with you and will therefore charge more interest. This may be about 2-6% more per annum than a secured loan for the same value.
Unsecured loans for people with poor credit will definitely have bd interest rates as someone with bad credit and low security you would pose a risk for the bank.
Unsecured loans, especially for people with poor credit are likely to be lower in value in the area of a few hundred pounds. This is another way that the banks can limit their risk, by lending only small amounts at this risk level. If you need a bigger loan amount or a less interest rate it will be beneficial to shop around.
I may need a no credit check loan someday, it can be useful to do the research now to find the best rates. It would be of your benefit to ask a finance advisor.
I’ve been going through many blogs on the internet to find something to base my site on.
I think its a very fresh blog and like the writers style.
The topics on the website are my type of thing and I have read them with much interest. I can’t decide if i should try to make my site like them or blog in my own style. Hmmm much to think about!
I think my website could be as good as this one with a some of work? I don’t know, what do you think?
Did you know about people selling their house and then renting them back. Have you ever considered why people may need to do this? They could have many reasons to do this which could include rising interest rates, equity release, divorce, Problems Selling amongst some of the reasons.
Renting back your house after selling is still a relatively new idea and has only been available for the last few years.
So what is involved exactly? The fact is is a company sets up an contract which would allow a {home owner|the owner of a home to sell their property at a reduced price to the investor or company, and then rent it back for less.
One of the issues with this scheme, is that homes can be undervalued slightly depending on the quickness of the process. For example a valuer may give you a valuation based on tomorrow’s selling price, or the selling price might fluctuate depending on the market at the time of sell and rent back house.
On the bright side there are also advantages if you choose sell and rent back your home. It may help you to sell fast if you need to, reduce the risk of re-possession, and avoid countless viewings.
So sell and rent back house can be created to suit and individual’s needs , and the agreement can be short or long-term lease (with the option of buy-back). The rental rates could be at market rates, while the option of buy-back could be pre-agreed in terms of value.
I have a little spare time and I wanted to create a blog to write about my interesting stuff I don’t have any idea what to do but I hope to blog about my journey here so that others can avoid or follow in my footsteps and laugh at me.
Hope to hear from you soon.
Do you love the photo?
